南部人因有土斯有財的觀念和居住習慣,買房偏愛透天,因此過去在台南蛋白區如善化、
新市有許多總價1000萬以下的首購型透天,但現在當地民眾想在善化買房,卻發現首購族
可以負擔的透天瀕臨絕跡。當地房仲表示,善化市區4年前可買到900萬以內的新透天,但
今年屋齡10年的中古透天成交價1900萬,逼近2000萬,郊區如東勢寮透天開價也要破千萬
,但仍有議價空間,建議民眾往溪北地區如佳里、西港、麻豆、官田、六甲等地找房,還
可找到總價在千萬以內的透天。

善化民眾張先生告訴《蘋果新聞網》,他是在南科工作的工程師,也是土生土長善化人,
平時都住家裡所以不著急買房,但房價上漲的壓力也讓他頗有感觸。他說,現在善化市區
的中古透天開價動輒1000~2000萬,已不是年輕首購族可以負擔,房價漲到讓人不敢結婚
。
住商不動產新市南科加盟店店東楊易達表示,近兩年南科房市升溫,善化市區4年前在慶
安宮媽祖廟後面、鄰近善化國小、公園路附近還找的到總價800萬~900萬的透天,因靠近
中山路老街生活圈,擁有公園綠地的靜謐環境,吸引南科人買房自住,後來房價逐漸上漲
到1200萬、1500萬,上個月附近屋齡10年透天成交價1900萬,已逼近2000萬,這讓當地民
眾和房仲都感到不可思議。
至於郊區,楊易達指出,今年初在善化郊區東勢寮還可找到總價700萬~800萬的透天,但
目前偏僻地方的透天開價也要破千萬,但仍有議價空間,而且六分寮、胡厝寮還有機會找
到總價千萬以下的透天,開車半小時以內可以到南科園區。
住宅週報社長陸敬民建議,目前在南科想買首購型透天,可轉往溪北地區找,包含:佳里
、西港、麻豆、官田、六甲等地,如西港還有很多農村聚落,有機會找到總價在千萬以內
