六都高雄薪資3萬5墊底 專家安慰:至少房價便宜
根據《比薪水》網站統計,2020年11月高雄市平均薪資3萬5398元,比全台各縣市平均薪
資4萬0598元要少了5200元。高雄民眾灰心抱怨,「低薪是要怎麼買房!」不過專家表示
,「剛出社會時在台北一個月只賺3萬2千元,也能存2萬。」也有專家說,「不要用天龍
國的角度看待!」高雄雖然薪水低但房價基期也低,查詢房仲網,300萬以下在高雄可找
到電梯大樓的2房,雖然屋齡偏高已經28年,但相對台北較容易存錢買房。
2020年11月高雄市平均薪資不僅低於全台薪資,根據《比薪水》統計,2020年5月~10月,
高雄市的平均薪資在六都墊底,在全台各地相比僅排在第15名,倒數過來比較快,而且還
低於全台平均月薪的5200元,「等同於少看20場電影」,甚至低於全台薪資中位數1202元
。
年輕人說,早就不相信發大財了,必須多學自救的招術。《蘋果》請來2位同樣是從年輕
一路打拼過來的專家,傳授存錢買房術。美商ERA不動產資深經理陳泰源表示,「不要用
天龍國的角度看待」,以平均薪資來說,高雄低於全台平均薪資5200元,少了15%,但假
設台北年輕人月薪4~5萬,可是房價基期太高,高雄物價低,房價不到天龍國的一半,加
上年輕人可住家裡,省吃儉用,一來一回之下,認真存錢還是有希望買房。
陳泰源說,假設以總價1000萬來說,在台北只夠買小套房,但在高雄可以買到3房了,他
在信義房屋查詢高雄總價500萬以下的2房物件,就有150筆,其中最便宜的電梯大樓2房物
件,屋齡28年,開價甚至不到300萬,若用心規劃存錢,規定每天花費只能在300元以下,
一個月9000元,扣掉交通費、其他娛樂雜支開銷等,一個月存2萬元,一年能存24萬,準
備3成自備款90萬買房,只需4年時間可以在高雄買到套房以上的物件,不算很困難。
屋比房屋總監陳傑鳴指出,自己剛出社會時在台北一個月只賺3萬2千元,但省吃儉用下,
每月依然有機會存到2萬。每天基本花費控制在200元以內,合計每月6千元,再扣掉房租
6000元,每月開銷只有1.2萬元,省吃儉用,有計畫的理財,月存2萬其實不難,大約4~5
年左右就可存到百萬元以上。陳傑鳴建議,假設月薪3萬5千元的民眾,若已存夠百萬自備
款,每月房貸金額應控制在收入的三分之一左右,可考慮購屋總價設定500萬以內,搭配
30年期房貸,在自備2成、貸款8成下,以目前利率約1.35%來說,月付房貸約13500元,勉
強還有機會在中南部購屋買房。
