六都房價指數創高 台南漲最兇

近5年全國漲幅9.85% 南市達18.85%
北市5.14%、新北7.98%低於全國
〔記者徐義平/台北報導〕在低利率的資金浪潮推升下,國
內房價在二○一六、一七年打底後,近兩年來漲勢加速。根
據內政部最新統計,近五年來全國住宅價格指數漲幅達九.
八五%,再度改寫新高,六都中以台南市上漲十八.八五%
最多,北市及新北市漲幅五.一四%及七.九八%,都低於
全國平均漲幅;近五年租金指數也一路上揚,較二○一六年
六月指數的九十九.九五,漲幅達四.六二%,也是改寫新
高。
根據統計,自二○一六年到二○一九年第三季,住宅價格指
數平緩上升,三年漲幅僅二.八%,與同期間的消費者物價
指數漲幅相當,但在低利率環境,且去年初武肺疫情爆發、
各國央行競相寬鬆救市,住宅價格指數開始加速上升,近兩
年漲幅破六%,資金走出雙北、湧向中南部,房市出現北溫
南熱的景況。
以六都住宅價格指數變化來看,近五年來北市及新北市漲幅
為五.一四%及七.九八%,跑輸台南市的十八.八五%、
台中市的十三.二六%及桃園市的十一.八九%、高雄市的
九.八%。
租金指數漲幅4.62% 也創新高
另根據租金指數,今年六月租金指數為一○四.五七,較二
○一六年六月的九十九.九五,漲幅達四.六二%;這波房
租漲勢是從二○一五年一月開始,至今連續七十八個月上漲
,漲勢有逐漸擴大趨勢。
雙北總價破千萬 非購屋首選
瑞普萊坊市場研究部總監黃舒衛表示,這波房市榮景是由資
金潮所推動,加上老宅換屋、首次購屋的需求,漲勢才難以
降溫,也逼著政策打炒房動作不斷;但雙北市住宅指數漲幅
落後台南、桃園市,也不如全國平均值,顯見購屋總價動輒
破千萬的雙北市,已非投資客或自住的首選,資金逐漸走出
雙北、南下買房。
黃舒衛分析,資金潮不僅推升房價指數,也推高租金指數,
租屋族不僅面對租金幾乎只漲不跌,且還背負著越晚買房、
負擔總價越重的雙重壓力;過去學界認為「以租代買」可減
緩房價漲勢,在房價、租金指數雙創高下,若「以買代租」
趨勢大過「以租代買」,房價恐怕更難回頭。
