全國房價連11季上漲!全國只剩6縣市「可合理負擔」

內政部今(30)日發布110年Q1「住宅價格指數」以及「房價負擔能力指標」,全國住宅
價格指數為110.61、年增5.66%,全國房貸負擔率為36.54%、年增1.24%。內政部指出
,目前可合理負擔房貸僅剩6縣市,但打炒房的實價登錄2.0將於明天上路,房地合一2.0
預計Q2推出,請民眾不用過於擔憂。
內政部表示,Q1全國房貸負擔率為36.54%屬「略低」等級。六都中,臺北市為「過低」
等級、新北市及臺中市為「偏低」等級、臺南市及高雄市均為「略低」等級、桃園市「可
合理負擔」等級。就變動幅度而言,6都變動率均在1%以內,尚稱穩定。
另在其他14縣市房價負擔能力部分,屬於「可合理負擔」等級有雲林縣、嘉義縣、屏東縣
、基隆市、新竹市、嘉義市等6縣市;「略低」等級有宜蘭縣、新竹縣、苗栗縣、彰化縣
、南投縣、臺東縣、花蓮縣、澎湖縣等8個縣。
內政部表示,Q1因國內經濟成長新高、購屋利率低且資金寬鬆,使住宅價格持續上升,為
防止炒作,實價登錄2.0法案已在Q1迅速通過,並將房地合一稅2.0法案送立法院審議,其

進一步解釋,為遏止短期哄抬炒作房價,相關部會已依「健全房地產市場方案」陸續推出
