新聞網》週末來到現場,民眾大排長龍搶買8折出清商品;附近房仲表示,疫情以來已有
商家如雄獅、太和工房陸續出走,三多光南每月租金約80萬,應是租金壓力太大撤離。
房仲透露,商圈房東分為2種人,其一為在地人,通常早期就持有,店面持有成本低,不
願意降租,「寧可空租5年也要擺著不動」;第二種房東為投資買盤,買下店面之後為了
出租還房貸,在疫情期間就會調整房租,籲房東還不調整租金,商家可能持續流失。
三多商圈曾是高雄最繁榮的商圈,有大遠百、SOGO百貨、新光三越3家百貨聚集,但是這
幾年由於商圈發展和人潮往北高雄移動,導致商圈漸漸沒落。自2020年新冠肺炎疫情爆發
,商圈店家也受到衝擊,如連鎖文具店、唱片館「光南大批發」上週傳出歇業,店家在門
口貼出公告,目前「光南大批發」在高雄的據點,剩下文橫店、夢時代店、岡山店。
店家歇業消息傳出,也讓高雄民眾吃驚。《蘋果》在週末下午來到現場,門口聚集排隊人
龍,趕在歇業前來逛街。一位民眾告訴記者,他以前年輕時會到光南購買CD專輯,以前光
南還會舉辦歌手簽唱會,光南是學生時代的回憶,現在全台據點陸續撤掉,也讓人感嘆,
三多商圈是否沒落了。
記者查詢「光南大批發」建物謄本,包含地下室1樓到地上8樓,總坪數共578.94坪。
住商不動產高雄新光三多加盟店店東簡健佑表示,「光南大批發」之前租金約80幾萬,商
圈租金一坪約2000元,但該店後來做過調降,租金調降多少不太清楚。
簡健佑推測,應是租金讓店家壓力太大,加上受到疫情影響,電商崛起、網路直播發達,
民眾消費習慣改變造成今日的熄燈。
簡健佑坦言,「三多商圈的房東還蠻霸氣的」,疫情以來已有店家如雄獅、太和工房等陸
續撤店,若房東還不調降租金,商家可能還會持續流失,反而對商圈發展更加不利。
信義房屋三多捷運店專案經理施智邦表示,三多商圈一直延伸到林森路,為區段核心指標
,大部分的店家都願意來此承租,例如北高雄知名店家「瘋蘋果」就願意來開店,加上鄰
近亞洲新灣區,也為商圈帶來更多支撐性。
施智邦補充,三多商圈的房東有兩種,其一為在地人,多半年紀比較大,主要是繼承不動
產,通常早期就持有,成本也很低,這類房東多半不願意降租,「寧可空租5年也要擺著
不動」,不想隨意出租、擔心破壞行情,因此,「老地主對於租金,通常比較不願意退讓
」,主要是看置產的效益;至於第二種房東,為投資買盤,買下店面之後為了出租還房貸
,在疫情期間就會調整房租,可能降租1~2年,先給租客一點甜頭,之後才逐年有漲幅。
住商不動產高雄七賢加盟店店長祝遵評指出,三多商圈因腹地受限,而且還要隔一條中山
路才能到達大遠百,而SOGO、新光三越2間百貨的腹地又不夠大,加上很難停車,因此來
逛百貨的人其實不多。疫情爆發以來,商圈的餐飲業者較辛苦,例如曾有客戶從事牛肉麵
店,以每月5萬租金租下20幾坪小店面,但是疫情爆發之後,房東打對折,每月租金只收
