南部房價是否泡沫化,近來掀起熱議,興富發(2542)集團總裁鄭欽天26日表示,台灣房地
產市場正在改變,南部崛起已是趨勢,未來幾年中南部經濟會加速起飛,以前年輕人北上找
工作,未來則是年輕人到南部去工作,以後台灣沒有台北天龍國,而是南北平衡發展。
至於有人擔心南部房價泡沫化,他認為那是用以前的觀念在看南部,就他來看,南部房價會
以每年5~10%持續上漲,「不管做房地產或是房地產置產,如果看不清楚這個趨勢,那就不
用玩了」。
鄭欽天表示,就如汽車從燃油車進入到電動車,台灣房地產也在驚人改變。過去談台灣房市
,就是台北,新北,但這幾年,在美中貿易戰、肺炎疫情,香港反送中等因素影響下,大批
台商、企業從海外回流,落腳中南部,已讓南部環境徹底改變。
以高雄來說,過去就是一個重工業城市,然而這幾年朝高科技發展,已逐漸向5G資訊城市,
半導體城市邁進。
他說,大規模的投資,設廠,不只讓南部就業機會增加,薪資也正逐步上升。以營造工資來
說,由於缺工,現在台北板模一平米工資700多元,但在高雄,台南,一平米已要1000多元
,高雄、台南的工資,已比台北多出50%。
長期以來,都是南部年輕人到北部找工作,如今形勢已在改變,現在就有很多桃園包商跑到
台南、高雄,原因就是南部工資高,利潤好。未來這種趨勢只會更明顯,「薪水若比台北高
,你能叫年輕人不去南部嗎?」
鄭欽天表示,受疫情影響,今年上半年買氣確實不好,不過,台灣新屋一年大約10萬戶,因
疫情遞延的買盤,可望在下半年再回到市場,至於房價,他表示,現在整體經濟狀況並沒有
大利空,經濟仍好,加上營造成本不斷提升,房價沒有下跌的空間。
