其實你知道為啥這時候推嗎?
因為基本上
無限QE + 降息 + 全世界經濟衰退這麼可怕 + 台灣都沒啥受傷

房價後10年漲幅超越2010~2020.
記不記得2013~2014那段時間,高雄老屋基本上都是翻倍跳,很多2010的新屋後來也漲50%.
為啥那一波漲那麼多.
因為2008後的QE+降息+資金寬鬆.
今天則是一個非常誇張宇宙無敵誇張人類有史以來最大的量化寬鬆.
2008是美國一家的事情,今天是全球的事情,號稱二戰以來最嚴重經濟衰退.
那後面反映在不動產上面會怎樣.
我不知道各位怎麼想.
但對投資者,資本家而言...沒看到大家卯起來做各種貸款+投資.
今天美術館已經比去年年中漲了20%...我不知道各位有沒有發現.
我在本版講美術館的文章可以去爬,去年七月..上面有當時市場掛賣物件的價格行情.
你在對照今天市場掛賣物件的行情...你想一下.
當然我相信,非常多人都還不知道這件事情.
並且今天台幣超強,強到各產業在靠杯.
經濟部緊急跑去跟央行講,叫他快點想辦法壓台幣.
阿請問壓台幣央行有甚麼政策??
除了降息,降低銀行準備率外,央行甚至下暗令限制各大銀行機構賣出美金量.
但是只要台幣還是壓不下來,那之後繼續降息甚至是可以預見的.
這我相信最近有在關心金融經濟的人應該都有看到相關資訊.
而這種情況,不動產只會更受到刺激大幅上漲.
根本檔不起來..
想想,對台灣而言,經濟比較重要還是房價不要過高比較重要??
當然是經濟阿...因為房價過高一般人還是可以租屋,不影響.
那因此...市府自然還是要為年輕人想點辦法.
因此,市府要蓋8000戶社會住宅有沒有.
當然另一個辦法就是.
既然我們檔不起來房價飛漲,那至少快點開放一些買房優惠給年輕人.
多少能救多少救多少的概念.
因此才推這個40年首購房貸...
(高雄銀行幾乎可以代表高雄市府的態度,因為市府是最大的股東,銀行董事長也近乎官派)
你看,她限制首購,我們這些奸商都沒辦法用,只能在旁邊流口水.
另外,因為高雄的出租投報率很高.
所以40年房貸對大半的中古屋而言,房貸甚至可能低於租金.
(我指的不是利息,而是本利和..)
因此完全租不如買...只要你有頭期款.
當然你沒頭期款,這種自我都放棄的人,政府也不會想救你就是了...
so...這時候推首購40年1.3%房貸...
就是讓年輕人最後上車機會.
你在不上車,以後要買房的門檻可能就變成百萬年薪..
對喔,是百萬年薪買40年老公寓...可不是給你買新房.
因為就算政府不推40年房貸.
我們也會把房價炒到雲端去..
這東西對我們炒做房價是沒啥影響力的...因為我們又不能用..XD
而出租投報率2.5~3%,利率1.3%....套利爽到歪掉...
至於市府的好意,反而一堆人在下面罵.
我也覺得很有趣...XD
不過當然拉,現在社會,少數可憐蟲的聲音最大聲.
好像全世界都欠他的.
這.....
算了,反正世界是繞著我們轉的,又不是繞著可憐蟲轉的.
