而新建社區規劃完善,道路等公共設施完整,也使得周邊鄉鎮年輕人就業或結婚,會選擇定居員林市,近3年來員林人口從12萬4000多人增至12萬5000多人,為全彰化縣第二高,房市交易規模也達26.3億元,僅次於彰化市;即便因當地居住習慣,員林地區推出的產品多以透天為主,與大樓相比約是8:2、比例懸殊,但像是七碩建設、允將建設等,都選在有「推案大道」的184重劃區員林大道沿線推出大樓新案,吸引年輕族群或外地置產客目光,新案價皆已站上2字頭,其中又以北部地區投資客購買大樓的比例為多。

代銷業者透露,以該案為例,約有6成7是來自整個大彰化8個區域,以及草屯、霧峰的自住客,而剩下的3成左右則是以中彰投地區為主的投資客群,他指出,員林進來受歡迎的原因,主要是房價與機能相比的CP值高,生活條件與機能甚至優於台中海線,不僅有大賣場,還有舊市區機能,有得吃又有得買,「你如果會去買清水,就會來買員林,畢竟價格真的差不多」。

根據「屋比房屋」根據近3年實價登錄資訊,可發現員林市本身透天的價格自2018年的每坪19.2萬元,上漲到今年上半年的每坪20萬元,漲幅達4.2%,而華廈產品則是自2018年的每坪15.4元,上漲6.5%到今年上半年的16.4%;但光是員林大道一段到六段沿線,房價就高出整個員林市不少,透天產品自2018年時的每坪22.1萬元,漲至今年上半年的每坪25.1萬元,漲幅高達13.6%,華廈產品則是自2018年時的17萬元漲了3.5%,來到今年上半年的每坪17.6萬元。

翁偉賢指出,除了重劃區本身議題,員林大道周邊機能也慢慢形成,由彰化縣政府斥資4.7億元打造的「彰南國民運動中心」,是南彰化第一座運動中心,裡頭設施包含室內綜合球場、標準游泳池、體適能中心、羽球場等,預計年底可落成開幕,有望間接為周邊房市注入新動能;此外,知名連鎖餐飲業者赤鬼牛排、異人館也都陸續進駐,「預期員林大道週邊房市仍將持續是員林市場目光焦點,長線依然相當看好。」。(陳昱均/彰化報導)
